I know what I do for my customers. It is out of a desire to do a great job and impress the client with all the benefits of using Virginia Beach Residence to represent them in the purchasing and selling of their property. 

I talk with Realtors® constantly, as you would expect. And I can tell pretty quickly if I am dealing with a good agent or a worthless agent. I have come to believe that most people do the bare minimum. They are more interested in getting to the weekend so they can have fun. Not many people say "Thank God it's Monday!" Not many people enjoy what they do. Maybe this is why people do the bare minimum in their jobs. 

I talked with an agent today. We handle mainly Virginia Beach, but a client asked for information on a new listing in Smithfield. The listing agent has no pictures on the MLS listing! When a house is listed, it goes out to thousands of people who are SEARCHING for exactly that type of home. Our MLS system will automatically send out an email including pictures. Her listing went out to all those potential buyers with a photo with the words "No Photo". I want you nice folks to know, it should say "Lazy Realtor" When I asked her about sending me photos, she said "It was raining so I couldn't take pictures". Was it raining inside the house? She has a completely remodeled home. The pictures would have REALLY helped spur interest in her clients property. I asked her to please send me some photos when she ever did take pictures. She said, they will be in the MLS in a couple of days, so I should look there.

Request Information: Feature the first! Information is what we do here at Virginia Beach Residence. And, more specifically of course information about homes for sale in Hampton Roads. Click on "Request Information" This will let you ask a question about any home. Be sure to leave us a way to get you the answer to your question. We will call the listing agent and get the information back to you as soon as possoble. We can also schedule viewings of whatever properties you want to see. And we can use our experience to negotiate the best price, terms and conditions. Give it a click!

Add To Favorites: Feature the second! Search and search and search to your heart's content! In the middle of searching, you can select the "Add To Favorites" button.  You can jump into the search and not worry about seeing every detail of every home. Later, you can come back to each home and examine each one in more detail. Using the favorites button, you can save up all the homes you are interested in and then figure out which ones are your favorites! To see your favorites, click on the top right button "Favorites". 

ShareThis: Feature the third! Using this extremely popular social media tool, you can send a home to your family or friends. You might want to get a spouse's opinion on a property. You may want a parent to see the home you desire. You may want to share how beautiful a home is with friends! You can easily do this by selecting this option. After you select "ShareThis" you will be presented with a scrollable popup.

What a super neighborhood! Alanton has some really great homes and some SUPER views. The neighborhood is tucked away off Great Neck Road against the water. It juts out into the water between Linkhorn Bay and Broad Bay. Many of the waterfront homes have views of the opposite shore where we have First Landing State Park and Narrows Beach. The neighborhood has a great rural feel with mature trees, flowers, and often, 1 acre+ yards. Boaters in this area access the ocean from the Lynnhaven Inlet, under the Lesner Bridge and through the Chesapeake Bay.

Across the water is First Landing State Park and "The Narrows" Beach. The park boasts swimming (at your own risk, no life-guards), history and nature programs, hiking trails, biking trails, picnic shelters, a boat launch, cabins and 2,888 acres with 20 miles of trails! In Alanton, you are a few feet away from an amazing vacation destination!

It might be as many as 15 minutes to drive there. But it is a 3 minute kayak trip! Call the park for more information at 1-800-933-PARK. 

Alanton has a VERY active civic league. They actively represent the neighborhood to the city and help keep the neighborhood's rural feel. They encourage residence to attend their meetings and give input. The hold Easter Egg hunts, picnics, and a 4th of July parade with hundreds of participants. This is followed by the Grand Picnic. The organizers put up pictures of every event on the Civic League's website. which is www.Alanton.org. They also have a facebook page at www.facebook.com/alanton.civic.league. 

Alanton has the not-for-profit Alanton/Baycliff Recreation Center. Families who live in the Alanton, Baycliff, Brighton on the Bay, Linkhorn Cove and Linkhorn Shores neighborhoods in Virginia Beach, receive a large discount on joining. They have a beautiful refreshing pool with a tube slide.

Bayside High School District Home For Sale In Virginia Beach

Here we are in the Bayside High School District in Virginia Beach! Here is the lovely neighborhood, Grayson Pond. We have a fantastic home listed for sale, 5516 Goose Pond Lane.

Grayson Pond is near NOB and Little Creek Amphibious base. The Norfolk Light Rail is about 2 miles away and leads into downtown Norfolk. It is not far from Virginia Beach Town Center and two golf courses.

This is the only home listed as "Grayson Pond" for sale currently. There are a total of 294 homes for sale in the Bayside High School District. The homes are listed at an average of $224000.

How Worthless Are “Property Values”?

Homes For Sale signs are sprouting up on front lawns like blooming flowers looking for Virginia Beach’s April sun! Since we are used to hearing how “property values” are still battling to rebound, this year, the ‘Sale’ part of those signs is likely to be taken a little more literally than they used to.

But since property values seem to be such an important measure, what is really behind the words? Who determines Virginia Beach’s property values and how?

We aren’t just talking about some basic Economics 101 textbook definition of economic principals. We are talking about a family’s major investment – their current or future home. It is valuable to know the difference between the meaning of property value and other, less abstract terms, like price.

In a nutshell, property value can mean different things to different folks, and even more different things to the same person! To a homeowner, for instance, it can be how much money they can sell it for (its market value), or the value it has if they do not sell but continue to use it as a place to live (its use value). To a mortgage broker, it usually means current market value; to an investor, property value might be its future value or its liquidation value, which would also fluctuate depending on whether they are thinking of some possible future forced liquidation or an orderly liquidation. Property value is a phrase that can mean so many different things that it is not exceptionally useful.

So the next time you hear a news anchor talking about “rising property values” or “sinking property values,” be ready to take what they are saying with a grain of salt…or maybe an entire shaker-full. Property values do not mean price, asking price, or selling price.

The Boxley Hills Neighborhood is a great neighborhood in Newport News, just West of the beautiful Patrick Henry Mall. There are currently 3 homes for sale. Other area amenities include Newport News-Williamsburg International Airport, Medical Careers Institute and Christopher Newport College. A short drive to the North-West is Fort Eustis, an Army Base, which is affiliated with Langley Air Force Base.

This particular home is quite nice! The exterior is a very pleasantly colored brick. It includes an attached 1 car garage with space for storage, a work bench and a laundry area.

Once inside the entryway, you will see a coat closet and hardwood floors. Immediately to the left is a excellent living room. It features new windows, nice neutral colors and a wood-burning fireplace. The garage has a garage door opener and an exit to the back yard.      Dam Neck Estates is a fantastic Virginia Beach Neighborhood in the middle of the action! Take a look at this beautiful home for sale. The Dam Neck area is in the Ocean Lakes High School District. And, as you can imagine, it is near the Dam Neck base! This particular home is on a cul-de-sack.
